Golfview Village Rental Procedure
In order to satisfy the demand for quality, affordable rental homes
and to maintain high standards of appearance, maintenance and security,
we have adopted the following procedures for processing your application
and lease at Golfview Village.
- You fill out and submit a rental application to the Golfview
Village rental office.
- Every adult (other than a spouse) age 18 and above who will
be living in the townhome must fill out a rental application.
- Every adult, age 18 and above who will be living in the townhome
must present two pieces of identification (one being a photo
ID) at the time the application is submitted.
- Every adult, age 18 and above who will be living in the townhome
must submit a "Permission and Waiver for Information Release"
which allows Golfview Village management to obtain any available
information regarding criminal or quasi-criminal violations
from the Rantoul Police Department.
- Every adult, age 18 and above who will be living in the townhome
must submit a "Permission and Waiver for Employment &
Landlord Information Release" which allows Golfview Village
management to obtain information regarding past and present
employment and landlord history.
- A $30.00 non-refundable Application Fee is charged
to help defray the costs of performing a credit check and verifying
your references. Only one application fee is required, regardless
of the number of additional co-applicants. If your rental application
is approved, the application fee will be credited toward your
first month's rent.
- The Golfview Village business office will verify your credit
and personal references, generally within 1-3 business days.
- We will notify you when your application is approved and invite
you to make an appointment to select a townhome from the available
inventory. Together, we will set a tentative move-in date, based
upon your desires and the availability of townhomes.
- If your application is not approved, we will notify you in writing
and include the reason why it was not approved.
- When you select your townhome, a $199.00 security deposit, or
other amount specified by the business office, $10.00 fire extinguisher
deposit, plus any necessary pet or waterbed deposits will be required
at this time. Because of this moderate amount, your security deposit
may not cover additional cleaning charges at move-out, if the
condition of the townhome is not up to our standards. Your deposit
will hold your townhome until your scheduled move-in date. Pets
are allowed at the sole discretion of Triple R Development,
LLC. No pets are allowed without prior written permission from
us. We require a pet deposit of $50.00 per pet. No more than two
(2) pets may be kept in the premises. The size of the pets shall
be less than 24 inches and 50 pounds. Guard dogs (such as Pit
Bulls, Rottweilers and Dobermans), poisonous snakes, and any other
pets which might be considered dangerous to other tenants are
not permitted at Golfview Village. Pets are allowed
in townhomes carpeted by Golfview Village, only at the sole discretion
of Triple R Development LLC. If this exception is made, the pet
deposit increases to $100.00 per pet. You are free to install
your own area rugs or carpet at your expense, but you may not
use carpet glue, tacking strips or carpet tacks or nails. If you
want to use a waterbed, we require an additional $50.00 deposit
per waterbed.
- The first month's rent, plus charges for trash pick-up, are
due when you move in. If you move in on a day other than the first
day of the month, your rent and trash charges for the remaining
portion of the month will be pro-rated based upon a 30-day month.
If you move in after the 21st of the month, you will be required
to pay for the remaining days of the current month, plus the rent
for the first full month.
- You will need to set-up electric, water, sewer, and gas service
through the Village of Rantoul, 333 South Tanner Street, (217)
893-1661. The Village of Rantoul requires a $105.00 deposit from
you to set-up these services. You will need to show that you have
done this before you move in.
- Trash pick-up is normally scheduled for Wednesdays. The charge
for trash collection is $19.00 per month and is collected with
your monthly rent.
- Telephone service is available from Verizon, 1-800-483-4600.
Verizon needs three to four days notice for hook up. When your
telephone is installed, you must provide the number to the Golfview
Village office, so we can notify you in case of an emergency or
to schedule maintenance to your townhome. If your number is unlisted,
please tell us. We will not divulge your number to others. We
strongly recommend that all residents obtain the "Linebacker"
or inside wire maintenance service provided by Verizon.
- Cable television is available from Mediacom, 1-800-874-2924.
- Mail service is provided to individual locked mailboxes conveniently
located near your townhome. To obtain a key, you simply show a
copy of your lease to the postal clerk at the Rantoul Post Office,
401 North Maplewood Drive and they will deliver the key to the
Golfview Village office for you to pick up. The mailboxes next
to your front door are no longer used for U.S. mail. They are
now used for newspaper delivery and Golfview Village notices and
newsletters.
- Your lease will require you to obtain a renters' insurance policy
to cover possible damage or loss to your own possessions and any
losses which may result from your negligence. You can obtain this
insurance coverage from the company of your choice. You must present
a copy of the policy or a temporary insurance "binder"
before you move in. Triple R Development, LLC. should be named
as an additional interested party on your policy.
- Your monthly rent is due on the first day of each month in the
form of a personal check, a cashier's check or money order. You
may also pay online using your credit card.
Payments other than by credit card should be mailed or delivered
to the Golfview Village leasing office as follows:

A mail slot is provided in the front door of the leasing office
for your convenience after normal business hours. Please do not
deposit your payment in the curbside mailbox. The curbside mailboxes
may only be used for U.S. mail.
- If you experience minor or routine maintenance problems, please
contact the Golfview Village Leasing Office at 893-1818 during
normal maintenance hours, 8:30 a.m. to 4:30 p.m., Monday through
Friday.
- If you experience major maintenance problems which require
immediate attention or if uncorrected, could pose a hazard to
you or your
neighbors or result in damage to your property or the buildings
or grounds, please contact the Golfview Village Leasing Office
at 893-1818. During normal business hours, our management staff
will direct your call. After normal business hours and on weekends
and holidays the Golfview Village answering machine will have
the pager number of the on-call emergency service person.
